We execute an Exclusive Buyer Brokerage Agreement with you, a document which makes you our client and charges us with the responsibility of representing your best interests at all times to the best of our abilities throughout the location, negotiation, and purchase or construction of a home. Once you become our client we perform a custom search of the entire housing market - over 80,000 new and existing homes. 4. Every home you are seriously interested in then goes through a two phase evaluation no other realtor or firm provides: I. II. Next, assuming parameters detailed in # I are met, each homes overall structure, materials, workmanship, and major systems are evaluated by an experienced CABO/ICC Certified Professional Building Inspector - all homes that are unsound or have serious and costly defects are identified and isolated so you can elect to avoid them altogether, or at least be armed with the necessary information to make a more informed and appropriate offer! This invaluable extra service is at no cost to you! In fact, we receive the same seller/builder paid commission split any ordinary agent receives to assist a buyer! The difference - no ordinary agent or buyers agent has the qualifications or ability to provide the level of due diligence we perform - a service that is essential in bringing our clients truly exceptional results. Through the combined efforts and insight of a Real Estate Market Expert AND Home Building/Construction Inspection Expert, our buyer clients make far more informed decisions than other buyers in the marketplace because they know what they are buying up front, before the offer. Our Clients are protected from buying overpriced, poorly built or seriously defective problem properties, and at the same time are assured rapid identification and access to homes that are a relevant match with their ideal home preferences and also represent the finest quality, best built homes in any chosen market area and price range. To Become Our Client The Following Is Required:

1. A Client Level Written Buyer Brokerage Relationship - We work under the standard written GAR Exclusive Buyer Brokerage Agreement to represent buyers and investors as clients for a minimum 3 month term. (This does not mean it takes us 3 months to help you locate, negotiate, and purchase your ideal home - it has never taken over 42 days to find a client the ideal home and we often do this in only 2 -3 weeks! We simply require that level of commitment in return for the unmatched level of commitment and due diligence we provide.) The Buyer Brokerage Agreement terminates upon the buyer purchasing a home. For investors, this Agreement can be limited to a specific property they (or we) have already identified rather than for a particular period of time such as 3 or 6 months. The GA GAR Exclusive Buyer Brokerage Agreement means you are our 'client' and are represented by us. For those who don't understand agency law and the difference in "being represented - a client" versus merely "working with an agent - a customer", the difference is significant - especially if something goes wrong. Being Represented, means you're our "client" and it allows us as your buyers agent to provide you with expert advice, insider market and pricing information, and other knowledgeable counsel - things we are not allowed to provide to unrepresented buyers. That is why we (and any other reputable buyers agent who is not desperate) will decline to "work with" a buyer without a written Buyer Brokerage Agreement to represent their best interests. A written Buyer Brokerage Agreement charges us with being responsible for representing YOUR best interests at all times. This document coupled with our addendum also spells out in writing all the extra services we provide which go well beyond what other agents and brokers provide and well beyond what is expected or required of real estate professionals under GA license law. 

2. A Minimum Purchase Price of around $200K ($125K in Cobb or N Fulton Counties and for Investors) - this is necessary because Robert's services and due diligence efforts to assist and protect each client far exceeds those offered by any traditional agent/realtor at no additional fee to his client. Robert does far more work than any other agent yet accepts the same coop commission fee sellers/builders pay to all ordinary buyer agents.

3. You Are Seriously In The Market And Ready To Act As Soon As The Right Home Is Found - You have done some basic homework and know at least roughly where you want to live - you are beyond the "looking" stage, you need a home and are ready to act when the right home is found.        NOTE 1: EXCEPTION FOR RELOCATION FAMILIES - We can give you short term Representation and assistance. If you're a website visitor or have been referred to us and know or at least are reasonably sure you might relocate to the Atlanta area in the near future (we assume you're reasonably sure if you expend the effort to come to town) and would like to visit Atlanta and research suitable neighborhood locations, we can help you.  We would be happy to suggest areas to consider based on your profile of needs/wants and pull up a group of available prospective homes to show you when you arrive. These are representative neighborhoods that we feel are good candidates, and that will give you an idea and feel for different areas and what is available in a given price range. This requires a short term Buyer Brokerage Agreement to cover the time you will be in town looking at homes - for example 1 to 3 days.       NOTE 2: FUTURE PLANNERS - If you're planning to make a move within the next year or so, we can't represent you, but we can set you up on your own automated homefinding website until your time horizon gets closer - say within 2-4 months. That portal site will email lists of current and new listings coming on market, as well as those properties going under contract . For visitors who are over a year from being able to make a move, there's not much sense in us setting you up on your own homefinding web portal but you're welcome to use our Homescanner or we will be happy to sign you up to our informative email newsletter until your time horizon to move becomes more actionable - say within 6 months or so of your being able to purchase a home. We suggest contacting us to discuss being represented and setting up an action plan once your move is within 4-6 months or less. 

4. You Have A Loan Pre Qualification Letter (Preferably  A Pre Approval) - If you have not yet contacted a lender to be prequalified, we will ask you to speak briefly with our excellent preferred lender to verify your financial ability for the price home you seek, and advise you on the best loan product for your situation. There is no cost or commitment for this and you can to use any lender you like. Understand, however, a loan approval  is better than a pre qualification and can put you in the winners seat when making offers. For investors who aren't paying "all cash", most foreclosure banks and asset managers require an approval letter from a direct lender (not a mortgage broker) such a SunTrust or Bank of America, or they won't accept your offer!  Remember, not only do we need to verify your ability to buy, the seller/builder/listing agent will require this as well. We don't want or need all your inner financial details or your net worth, we simply need to verify that you can actually buy the property you seek.

5. You Agree To Open Communications - You agree to provide open feed back and tell us if you have any concerns or questions at any time and to alert us to any changes in your home search criteria, as we know this may change once we start seeing homes. Generally we rely on your lender letter and our conversation with your lender (or our lender) to verify your financial qualifications to buy a home in the price range you specify. Sometimes we may need to verify financial information as relates to your purchase transaction, with documents or letters from your lender, banker, or recent copies of bank statements as appropriate  - the most typical example being proof of cash on hand for very large down payments, and/or all cash purchases. You agree to provide this information anytime we ask for it, and anytime the seller, builder, or foreclosure bank asset manager requires it.

6. Last - We Need Your Cooperation and Trust - You are hiring us to represent you because we are the experts. We have provided professional oversight in far more real estate transactions than the average family would enter into in 20 lifetimes. We have seen virtually everything that can happen in a transaction and we know how to anticipate, prepare, and oversee our clients transactions so the unexpected is kept to a minimum. However even with the best laid plans the unexpected can happen, and when it does, we have the experience and resources to keep the transaction on track. We are proud of a 100% track record getting even the toughest and most unusual deals concluded and to closing for our clients. Very few other agent/realtors can say they have never had a deal to fall apart. Buying a home is not like buying a car- it has far more pitfalls than even experienced home buyers are aware of.
